Position Summary
Lead the Facilities Management area, including hard and soft facilities management using external service providers and contractors. Translate the company culture into physical environments where our talented employees can creatively do what they do best. Oversee maintenance for the building, utilities (electricity, water, steam, air, HVAC), capital investment coordination, coordination with US Workplace Solutions team on any construction, real estate, and external services for our main office in Bridgewater, NJ. In addition this position work in coordination with the Maintenance Manager to always cover Facilities and Maintenance, so previous experience as Maintenance Management is strongly preferred to be able to cover day to day Maintenance activities when needed (off hours, PTO, planned absences) and supervise Mechanics and Maintenance planner during this time. This role have responsibility for direct report, contracted employees, contractors and interns.
Building Operations:
• Direct the day-to-day operations of the facilities activities to provide the best customer experience for employees in the building
• Supervise engineer and mechanics to ensure that the quality of water/steam is adequate and confirm the appropriate design of the water and electricity lines, maintaining a strong focus on sustainability.
• Ensure a safe & compliant physical environment for essential employees and accommodate additional workspace for new employees
• Ensures compliance with all applicable federal, state, and local municipal laws, regulations, rules, directives, and best practices
• Maintain operating budgets and partner closely with Finance and Maintenance to ensure good control of resources
External Services:
• Manage key service providers relationships to ensure high quality deliverables
• Cultivates strong working relationships within the team and with other key stakeholders
• Responsible for on site supervision and coordination for construction, coordination with US Workplace Solutions for real estate, and soft facilities management, and contract execution including, pest management, fire systems maintenance, HVAC maintenance, building insurance, cleaning, architectural services, etc., for our main office in Bridgewater
Strategy and Direction
• Work with US Workplace Solutions on strategy and direction for Facilities activities in the Site, establishing policies, procedures and standards for effective and efficient operation
• Set the tone and champion the customer service mindset focusing on optimal work environment. Regularly assess office environment to proactively address issues and recommend improvements. Takes and active role in the planning and execution of special events and campus improvement initiatives.
• Provide direct reports with leadership, direction and coaching to achieve work objectives and improve performance skills
What will make you successful
Requirements
• B.S. or M.S. Degree in Engineering, Mechanical, Electrical, Electronic, Chemical or related field
• Minimum 10 years of experience in facility management, maintenance or site operations
• Participation in engineering and Capital Investment projects
• Knowledge of Good Manufacturing Practices, engineering standards, management systems (ISO 9001 or related), OSHA, FDA and EPA related regulations
• Experience with maintenance programs and management of work equipment
• Experience managing continuous improvement projects
• Effective communicator able to break down complex information into easy to understand key messages
• Demonstrated ability to effectively lead teams and deliver results through others
• Excellent collaboration skills and ability to manage multiple stakeholders.
• Experience dealing with local regulatory authorities
