Job Summary: The Facilities Coordinator operates under the supervision of the Facilities Supervisor and Industrial Services Manager, with guidance from engineering and maintenance leadership. This role provides frontline leadership in managing team coordination, refrigeration, utilities, and building maintenance systems. The coordinator also performs duties as a general maintenance mechanic and supports cross-functional operations to ensure optimal facility performance.
Qualifications:
- High school diploma
- Two-year technical degree or training equivalent preferred.
- Must have Refrigeration Engineers and Technician Association (RETA) certification.
- Must have demonstrated knowledge of Ammonia Refrigeration Systems, HVAC, boiler-steam systems, all other facilities equipment/systems.
- Must have ability to coordinate cross-functional jobs/tasks and provide technical support to other departments, scheduler planners, supervisors, coordinators, managers, and external vendors.
Key Responsibilities:
- Coordinate and communicate the operations and maintenance of facility and refrigeration plant equipment with other departments and employees. Give specific job assignments and follow up to ensure satisfactory results.
- Monitors utility usage applicable to the distribution environment while providing technical support and troubleshooting, and consistently applies effective troubleshooting skills as needed.
- Anticipate problems and take appropriate action prior to a loss of facility equipment and systems. Follow up to eliminate repetitive downtime.
- Maximize skill and time utilization of facilities personnel by actively challenging IF DOWN DO techniques and superior housekeeping techniques.
- Assist in the organization and coordination of ongoing training programs to increase departmental efficiency and competency.
- Ensure that machinery is in safe working condition, monitor work habits of facilities personnel and develop a safety-conscious attitude.
- Ensure that the preventative maintenance program is fully implemented. Recommend and provide changes as necessary and monitor actively so that all inspections and repairs are carried out properly and on time.
- Assist in maintaining the required inventory of spare parts for the industrial services department. Provide input and make changes to inventory based on inventory trends and or activities of top losses.
- Ensure that repairs are performed in a cost-conscious and efficient manner.
- Perform all work in a safe manner by following established procedures and industry guidelines,
- Perform all normal duties of a Facilities Mechanic.
- Take lead on incoming service calls to Facilities department. Assigns and dispatches appropriate resources to respond to service calls. Ensures service work is properly completed.
- Ensures execution of daily work plan.
- Follow up on work notification completions and preventative maintenance tasks to ensure team is meeting assigned targets and key performance indicators (KPIs). Puts adequate corrective action plans in place to close gaps related to targets as needed.
- Work with planner to ensure PMs are completed on time and PM data is accurately entered into the system.
- Provided support to leadership team to ensure adequate maintenance resources are available each day to complete assigned work.
- Communicate with various levels of supervision and management in all departments of all critical jobs and outages that would affect production. Coordinate flow of information between management and hourly personnel.
- Ensure that all company policies and directives are being carried out to 100% completion.
- Identify equipment defects and potential improvements and organize plans to complete repairs and/or improvements. Ensure the GSTD/BDA/DMAIC process is properly executed when necessary.
- Mentor to new technicians and ensure training plans for all technicians are being executed.
- Coach technicians on procedures or processes.
- Properly escalates team issues, performance concerns, and general concerns to appropriate Team Leader or Supervisor to ensure resolution.
- Practice good human relation skills. Maintains a positive working relationship with fellow team members and other departments.
- Review energy and waste conservation trends and efforts. Co-administer, monitor, and manage the energy management program.
- Achieve safety goals within department concerning doctor cases and reduce hazards contributing to injuries
- Conduct scheduled team meetings and follow-up on pertinent items. Monitor and implement department work habits in compliance with good manufacturing practices.
- Completes and files all regulatory required documentation for PSM/RMP and other environmental regulations, while coordinating the implementation and control of the facility portion of PSM/RMP and EPA requirements, and assisting with the preparation and support of regulatory and internal audits.
- Coordinate maintenance and repairs of facility infrastructure including HVAC, compressed air, ammonia systems, electrical distribution, water systems, and building structures. (Techs only)
- Monitor utility systems performance and escalate abnormal conditions
- Coordinate with technicians to prioritize facility-related work orders
- Recommends improvements to reduce cost and increase efficiency in area of responsibility. Implements improvements as approved.
- Interprets and understands engineering drawings, manufacturer's instructions and plant maintenance procedures and specifications.
- Able to use and demonstrate proper care of tools and instruments required in job assignments and coach facility personnel in same techniques.
- Adheres to plant attendance policies.
- Strives for a low level of downtime on equipment/systems in area of responsibility.
- Solves repetitive problems in area of responsibility without the assistance of supervision or others.
- Completes and files the required refrigeration log sheets and records.
- Completes and files the Condenser water chemistry testing as scheduled, makes adjustments as directed and completes the log sheets and test results.
- Ensure team members understand and follow factory management systems for human safety, food safety and/or environmental management. Understand and actively work toward achieving management system targets and objectives.
- Team members shall follow the plant rules, procedures, and/or practices related to management systems. Team members will report incidents and unsafe conditions immediately, maintain compliance with regulations, and refer to the appropriate management system on all related procedures and programs.
- Fill in as coverage for technicians who are on vacation or leave, performing all preventive maintenance and tasks associated with the role.
Skills:
- Demonstrates good mechanical, troubleshooting, and maintenance skills; has good maintenance knowledge and understanding of Nestle Facilities, refrigeration equipment/systems operations; and able to solve complex problems with minimal supervision.
- Demonstrates advanced electrical skills including troubleshooting of motors, electrical control circuits and instrumentation on facility and support equipment, including those involving PLC troubleshooting.
- Demonstrates the ability to read and interpret electrical schematics/drawings, equipment BOM’s and drawings, and technical engineering schematics/drawings (HVAC, plumbing, structural, mechanical, fire protection, PID, PFD)
- Demonstrates knowledge of Nestle equipment and SOP’s in the following areas: Ammonia refrigeration systems, domestic and potable water systems, fire protection systems, HVAC, building and grounds, steam generating systems (boilers), HP and LP condensate systems, glycol water mix cooling systems, oil free compressed air and dryer systems, plumbing systems, water softening systems, waste water systems.
- Demonstrates industry knowledge in the following areas: NH3 & CO2 refrigeration systems, boiler steam system, water systems, fire systems, HVAC, wastewater, buildings & grounds and related facilities equipment/systems.
- High-Pressure Boiler Operator regulations and works within those regulations.
- Must be able to provide daily tasks and problem-solving directions to a skilled team.
- Demonstrates knowledge of PSM/RMP/PHA programs, manuals, local, state, and federal regulations, policies, and procedures.
- Demonstrate knowledge of HAZMAT response techniques and ability to response to a HAZWHOPER situation.
- Proficient PC and tablet skills including maintenance software and Microsoft Office applications
Physical Requirements:
- Stand, walk, bend, kneel, and climb ladders or stairs for extended periods.
- Work in varying environmental conditions including heat, humidity, and exposure to chemicals.
- Work in environments where Anhydrous Ammonia is present, including machinery rooms and refrigeration areas.
